Business owners moving into new premises funded with bridging finance
Bridging finance

Bridging finance. Short-term capital until your exit lands.

A short-term loan secured against property, sized to a defined exit: a sale, a bank refinance, a settlement or a capital event a few months away. Interest is added to the loan, so nothing is due until the exit completes.

Lending solutions

What bridging finance is

Bridging finance is short-term lending secured against property, written to a defined exit. It is not only the simultaneous buy-and-sell most people picture: a bridge to sale gives a business the capital before a property or asset settles, a bridge to refinance holds a position until bank finance completes or replaces an expiring facility, and a bridge to a capital event covers the gap until a settlement, payout or raise arrives.

We secure the loan against the property being sold, the one being bought, or another property the business or its directors hold, and add the interest to the loan so there are no repayments during the term. When the exit completes, you repay in full. Loans are for business and investment purposes, to companies, trusts and investors, and we do not lend against a home you live in.

We lend Australia-wide, with most of our loans secured in metropolitan New South Wales, Victoria and Queensland.

When bridging fits

Bridge to sale

A property or asset is being sold and the business needs the capital before settlement.

Bridge to refinance

Bank finance is approved or in progress but will not settle in time, or a facility is expiring first.

Bridge to a capital event

A purchase before another property settles, a contract payout, a legal settlement or a capital raise with a clear date.

How We Compare To The Bank

We are not a replacement for your bank. We are the lender you use when the bank’s timeframe or template does not fit the situation, and the loan is written to hand you back to the bank when it does. Rates are indicative and subject to valuation, due diligence and formal approval.

North Geelong, VIC

The owners of a transport business bought a 4,000 sqm industrial complex to bring two depots under one roof, with settlement due before the sale of their existing depot completed. We funded the purchase with a first mortgage over both properties. The depot sale repaid most of the loan at month five and their bank refinanced the balance.
